A Commercial Roofing Partner Built for Portfolios.

Managing a commercial property — or a portfolio of them — means the roof is never just a roof. It is a budget line, a tenant obligation, a warranty to track, and a liability if it fails. You need a roofing partner who understands that context and can carry a project from inspection through warranty without making the building your problem to manage.

AVID Roofing & Waterproofing has installed more than $300 million in roofing and completed over $14 million in commercial reroofs in the last 24 months alone. We have served clients including Macy's, Pfizer, Wells Fargo, Ben E. Keith, and La Cantera across 13 states. That track record is not a vanity metric — it is evidence that we can be trusted with occupied, high-stakes commercial buildings.

Our leadership tells the story better than any pitch. Our chief executive, senior estimator, and directors of service and field operations carry between 25 and 45 years each — a combined depth that means whoever is managing your project has very likely solved your exact problem before.

How We Work.

Our process is designed around the way property professionals actually operate. We begin with a thorough inspection and a documented condition assessment, so the recommendation you receive is grounded in evidence rather than a sales target. From there, we scope the work — repair, restoration, coating, or replacement — and present it along with the reasoning behind each option.

Throughout the project, you work with experienced field and operations leaders rather than a rotating cast of people. Our directors of service and field operations each have decades of experience, and they manage the project's logistics, safety, and quality so you don't have to chase updates.

We also keep you informed throughout. You receive documentation of conditions, scope, and progress, so you can report to ownership or finance with evidence in hand rather than secondhand assurances.

What You Get And The Risks We Manage.

You get a single accountable partner for the full lifecycle of the roof: assessment, scope, installation, and post-completion support. You get documentation that holds up with insurers and auditors. And you get crews who understand that the building is occupied and that your tenants' experience is your reputation.

The risks we manage are the ones that cost owners the most: premature replacement driven by a contractor's incentives rather than the roof's condition, warranty gaps due to poor documentation, and disruption that turns a roofing project into a tenant-relations problem.

You also get crews and leaders who treat your tenants as if they were your reputation. An occupied building is not a job site to be tolerated by the people who use it — it is their workplace, their storefront, their daily experience. We plan and conduct the work with that in mind because poorly managed disruption costs you, the tenant, the goodwill the roof was supposed to protect.

Logistics and Continuity.

We plan commercial projects around occupancy, access, and operational hours. Staging, safety perimeters, debris management, and tenant communication are all part of the plan before work starts, not afterthoughts. We provide a realistic project timeline and hold to it.

And because the same firm carries the project end-to-end, the continuity that protects quality is built in. Pay-in-full clients receive priority scheduling and extended post-launch support.

Frequently Asked Questions

We install TPO, PVC, EPDM, modified bitumen, built-up roofing (BUR), metal panel systems, and hybrid assemblies. We also handle architectural sheet metal, waterproofing, and roof coatings. Every system is specified for the building — not defaulted to whatever's cheapest or fastest to install.

Most commercial roofing in DFW runs $7 to $15 per square foot installed. TPO and modified bitumen sit at the lower end; PVC, fully adhered systems, and metal run higher. Variables include system type, insulation R-value, tear-off versus recover, roof access, and deck condition. Any number given without a roof inspection is a guess.

For a typical 50,000-100,000 sq ft single-ply reroof on an occupied building, plan for 6-10 weeks from signed contract to substantial completion. We give you a phase-by-phase schedule in the proposal so you can plan around tenants.

AVID holds installer certifications from Sika Sarnafil, Siplast, Garland, Johns Manville, and other major commercial manufacturers. Manufacturer certification matters because it activates the manufacturer's warranty — a non-certified installer cannot offer a legitimate manufacturer's warranty regardless of what they put in writing.

Workmanship is warranted separately from the manufacturer's material warranty. Full system installations carry manufacturer warranties, typically ranging from 10 to 30 years, depending on membrane thickness, spec level, and system type. Both warranties are provided in writing before work begins.
