Most of the country's roofing failures start with a storm. Western Washington's start with persistence.


Sustained moisture is the design condition. Eight months of rain with low evaporation means an assembly that takes on water has no opportunity to dry out. Moisture spreads laterally through the insulation, degrades R-value, corrodes the deck, and surfaces as a leak nowhere near where it entered. A membrane can look entirely serviceable over saturated insulation, which is why core cuts and moisture surveys matter more here than in almost any market we work.


Drainage decides service life. A roof that holds standing water in a dry climate loses years. In this one it loses far more, because the water never leaves and organic growth compounds it. Positive drainage, adequate primary drains, and real overflow provisions are the difference between a twenty-year roof and a twelve-year roof.


The work window is genuinely narrow. Adhesive and membrane application temperature and moisture limits are not negotiable, and installing outside them voids the manufacturer warranty. The reliable window is short and it fills early. Owners who plan a replacement in January get the summer they want. Owners who call in June generally don't.



East of the Cascades is a different state entirely. Spokane, the Tri-Cities, and the Columbia Basin carry a semi-arid climate with real snow load, freeze-thaw cycling, and wide thermal swing — closer to Colorado than to Seattle. Same jurisdiction, opposite assembly.

Design-build reroof. Assessment, drawings, submittals, and installation under one contract. No consultant fee stacked on top of the install, and one warranty covering the full assembly instead of a finger-pointing match between the designer and the installer when something leaks.


Architectural sheet metal. Copings, fascia, edge metal, and through-wall flashings fabricated in-house to ES-1 wind uplift standards. Edge metal is where most North Texas roofs fail first — and in a corridor that takes hail nearly every spring, that detail is the difference between a repair and a claim.


Waterproofing and restoration. Water doesn't only come through the roof. Tilt-wall joints, window perimeters, plaza decks, parking structures, below-grade walls — the other half of the envelope.


Roof asset management. Biannual GPS-tagged inspections, a multi-year capital plan, and 72-hour storm assessments on covered properties. Deferred maintenance isn't saving money. It's scheduling a bigger bill without telling you the date.
