In Minnesota, the Roof Is a Structural and Thermal Problem Before It's a Membrane Problem

Everywhere else we work, membrane selection is the headline. In Minnesota it's close to the last decision, because three conditions govern the assembly before you ever get to the top layer.


Snow load is a structural condition. Ground snow loads across the state are among the highest in the country, and drift accumulation at parapets, roof-level changes, and mechanical screens concentrates that weight far above the design average for the field. A reroof that adds weight, or a drainage change that alters where drift collects, is a structural question. It gets answered before the spec is written, not after the first heavy winter.


Ice damming is a thermal problem, not a roofing defect. Ice dams form when heat escaping the building melts snow, the meltwater runs to a colder edge, and it refreezes there — backing water up under the assembly. The cause is thermal bridging and insulation discontinuity, which means the fix is in the insulation and air barrier, not in the membrane. Contractors who reroof an ice-damming building without addressing the thermal envelope hand the owner the same problem with a newer roof over it.


Vapor drive reverses here. In a cold climate with a heated interior, warm moist air pushes outward into the assembly and condenses when it reaches a cold surface. Get the vapor retarder wrong — omitted, or placed on the wrong side — and the roof accumulates water from inside the building with no storm involved. This is the single most common assembly failure in cold-climate commercial roofing, and it's invisible until the deck corrodes.



Add freeze-thaw cycling that opens every imperfect detail a little further each winter, and Minnesota becomes a state where the assembly decisions matter more than the membrane brand ever will.

What We Do In Minnesota

Architectural sheet metal. Copings, fascia, edge metal, and through-wall flashings fabricated in-house to ES-1 wind uplift standards. Edge metal is where most North Texas roofs fail first — and in a corridor that takes hail nearly every spring, that detail is the difference between a repair and a claim.


Waterproofing and restoration. Water doesn't only come through the roof. Tilt-wall joints, window perimeters, plaza decks, parking structures, below-grade walls — the other half of the envelope.


Roof asset management. Biannual GPS-tagged inspections, a multi-year capital plan, and 72-hour storm assessments on covered properties. Deferred maintenance isn't saving money. It's scheduling a bigger bill without telling you the date.

Not necessarily. Ice dams commonly result from heat escaping through gaps in insulation, air leakage, or thermal bridging, melting snow that later refreezes in colder roof areas. Installing a new membrane without correcting the underlying thermal and moisture conditions may allow the problem to continue. AVID evaluates the roofing, insulation, air barriers, drainage, and ventilation before recommending repairs or replacement.

Fair question, and it's the one we'd ask. The answer is that our leadership includes people who came up as system designers, and cold-climate work turns on vapor retarder placement, insulation continuity, and drift loading — engineering decisions made at design, documented in the submittal, and verifiable by you before anyone installs anything. Ask us to walk you through the assembly and explain why each layer is where it is. If the answer isn't specific to your building and this climate, don't hire us. Ask every bidder the same thing.

Shorter than most owners plan for. Certain adhesives and membranes have minimum application temperatures that are not negotiable, and installing outside them voids the manufacturer warranty — which defeats the point of buying a certified system. Emergency dry-in and most repairs happen year-round. Full replacements get scheduled into the right window, and getting on a schedule early matters more here than anywhere else we work. We'll tell you plainly which category your project falls into rather than taking the job and hoping.

Substantially. On a cold-storage building the vapor drive runs from the outside in rather than the inside out, which reverses where the vapor retarder belongs. Getting that wrong doesn't cause a leak — it causes the assembly to accumulate ice inside itself until it fails structurally. Cold storage gets designed as its own problem, and anyone treating it as a normal roof with more insulation is going to cost you the building envelope.
