Hail governs the assembly. Impact resistance comes from membrane thickness, from what's underneath it, and from attachment. The same 60-mil single-ply over a hard cover board and over soft insulation behave completely differently under the same stone. The upcharge for the better assembly is modest. On a roof that will take three or four events in twenty years, it pays for itself on the first one.


Wind governs the perimeter. Open terrain across most of the state means sustained wind loading with very little to break it up, and the corners and edges take far more uplift than the field. Edge metal is where roofs come apart first, which makes attachment schedule and ES-1 compliant edge systems a first design decision rather than a finishing detail.



Documentation governs the claim. In a state with this frequency, the difference between a claim that pays and a claim argued as wear and tear is whether the roof's condition was documented before the storm. That's the cheapest insurance on the building, and almost nobody buys it until after the first denial.

Yes.
