Vapor drive works against you all winter. Warm interior air pushes outward and condenses at a cold surface. Wrong vapor retarder placement — or none — means the assembly takes on water from inside the building with no weather involved, degrading insulation and corroding the deck long before a ceiling tile shows anything.
Snow load and lake effect apply north. Ground snow load is real across the state and heavier in the northern tier, where lake effect off Michigan adds accumulation and drift at parapets, roof-level changes, and mechanical screens.

Tear-off, almost certainly. Two layers is the code limit, and a third means the deck has been carrying weight it wasn't designed for since the second one went on. But that's a conclusion we reach with core cuts, not from the parking lot. The assessment tells you what's actually up there, whether the insulation is wet, and what condition the deck is in. On older industrial buildings that answer occasionally changes the whole project — which is exactly why you want it before you budget rather than after.
That's the normal condition, not the exception. We phase around shutdown windows and shift changes, dry in every section at the end of every day, and coordinate rooftop equipment isolation with your maintenance group before anyone goes up. Shorter than most owners plan for. Certain adhesives and membranes have minimum application temperatures that aren't negotiable, and installing outside them voids the manufacturer warranty — which defeats the purpose of buying a certified system. Emergency dry-in and most repairs happen year-round; full replacements get scheduled into the right window. We'll tell you plainly which category your project falls into rather than taking the job and hoping.
