In California, Compliance Decides the Product Before Performance Does.
Everywhere else we work, the assembly is an engineering decision. In California it's an engineering decision inside a regulatory box, and contractors who treat the box as an afterthought create expensive problems for owners.
Title 24 governs the roof surface.
California's Building Energy Efficiency Standards set minimum solar reflectance and thermal emittance requirements for most commercial roof replacements, varying by climate zone and roof slope. In practice that means the membrane is often determined before anyone discusses performance preference — and the product has to be rated and documented, not just light-colored. Compliance documentation is part of the permit, which means the paperwork is part of the job.
Sixteen climate zones, not one state.
A building in Redding, one in San Francisco, one in Fresno, and one in Palm Springs sit in materially different design conditions — and different Title 24 requirements. Coastal buildings face salt air and marine layer moisture. Central Valley buildings face extreme solar load and thermal cycling. Desert buildings face UV and heat that shorten the life of anything not specified for it.
Seismic detailing is real.
Rooftop equipment anchorage, expansion joints, and the interface between roof assembly and structural movement are design considerations here that simply don't exist in most of the country. On a reroof, equipment that gets disturbed has to go back correctly.
Wildfire exposure changes the assembly in designated zones.
Buildings in and near very high fire hazard severity zones carry material and assembly requirements aimed at ember intrusion and ignition resistance — a constraint that governs the roof, the edge, and every penetration.
What is AVID?
AVID Roofing & Waterproofing is a commercial operator with more than $300 million installed over its leadership's careers. 205 combined years of leadership and field supervision, every bit of it earned in the field — installer, foreman, estimator, system designer — before anyone here ran anything. Every project is assigned to and fully supervised by a project manager whose name you'll know by the end of the first walk, and who sends you a written report every day the job is open.
We're manufacturer-certified with Sika, Siplast, Garland, Johns Manville, and FiberTite, and every system goes in to manufacturer specification.
Distance doesn't change the accountability structure. On a building in Los Angeles or Sacramento you get the same named project manager, the same daily written report, and the same core-cut assessment before anyone quotes a number. Most owners who've managed out-of-state roof work have had the opposite experience — a good first meeting, then a crew they never met and a superintendent they can't reach. That's the problem this company was built to solve.
What We Do In California
Commercial roofing. 60-mil TPO, PVC, EPDM, modified bitumen, and standing-seam metal systems installed to manufacturer specifications on buildings that remain open during the work.
Design-build reroof. Assessment, drawings, submittals, and installation under one contract. No consultant fee stacked on top of the install, and one warranty covering the full assembly instead of a finger-pointing match between the designer and the installer when something leaks.
Architectural sheet metal. Copings, fascia, edge metal, and through-wall flashings fabricated in-house to ES-1 wind uplift standards. Edge metal is where most North Texas roofs fail first — and in a corridor that takes hail nearly every spring, that detail is the difference between a repair and a claim.
Waterproofing and restoration. Water doesn't only come through the roof. Tilt-wall joints, window perimeters, plaza decks, parking structures, below-grade walls — the other half of the envelope.
Roof asset management. Biannual GPS-tagged inspections, a multi-year capital plan, and 72-hour storm assessments on covered properties. Deferred maintenance isn't saving money. It's scheduling a bigger bill without telling you the date.
24/7 emergency service.
Active leaks, storm damage, failed flashings. Temporary dry-in within four hours on storm-driven leaks, and the line is answered by a person authorized to dispatch.
Emergency Dispatch: 833-766-3003.
Who Hires Us in California
Distribution and logistics. The Inland Empire is the largest concentration of distribution square footage in North America, and the I-5, I-10, and I-15 corridors carry envelopes measured in the hundreds of thousands of square feet. On a big-box roof, the limiting factor isn't crew size — it's how much you can open and dry before conditions change, and that's written into a phasing plan before anyone starts. Title 24 applies to every one of them.
Life sciences and controlled environment. The Bay Area, San Diego, and Orange County biotech corridors. Pressure differential, particulate, and vibration make roof work on a controlled-environment building a coordination problem before it's a roofing problem. We've done full building envelope work on an operating pharmaceutical campus.
Food and agricultural processing. The Central Valley. Process exhaust, washdown, cold storage, and refrigerated envelopes where vapor drive reverses and retarder placement decide whether the assembly survives. Extreme solar load on top of it. Work phases around shutdown windows and shift changes.
Multi-site owners and asset managers. A California portfolio can span four or five climate zones, each with different Title 24 requirements. Roof asset management means biannual GPS-tagged inspections documented to one standard, a condition history that builds over time, a consolidated multi-year capital plan, and compliance documentation retained where you can find it when you need it.
Retail and multi-tenant. Decades of unsanctioned rooftop penetrations from tenant HVAC and satellite installs, and — increasingly — rooftop solar arrays installed over roofs that had years left rather than decades. We inventory every penetration before we touch the membrane.
Healthcare, education, and municipal. Hospital campuses, the state university and community college systems, school districts, and public facilities. ICRA-aware scheduling. Campus work is summer work. Procurement-ready scopes with documentation that survives review in a public meeting.

California Commercial Roofing Frequently Asked Questions:
In many cases, yes. California’s Title 24 energy requirements can apply to commercial reroofing projects, additions, and alterations. The applicable insulation, cool-roof, and documentation requirements depend on the building type, roof assembly, climate zone, project scope, and available exceptions. AVID evaluates these requirements during project planning and coordinates the roofing specifications with the applicable building department before installation.
The first step is determining whether water is entering through the roofing system, solar attachments, electrical penetrations, or nearby flashing. AVID documents the source of the leak and coordinates with a qualified solar contractor when panels must be disconnected, temporarily removed, or reinstalled. The repair plan must protect the roof warranty, solar equipment, and waterproofing around every attachment point.
Not automatically. Buildings in different California climate zones may require different insulation levels, reflective roofing properties, attachment methods, drainage details, and moisture-control strategies. Coastal exposure, inland heat, mountain snow, and local wind conditions can also affect the roof design. AVID evaluates each property individually while maintaining consistent standards for inspection, documentation, and project management across the portfolio.
California requires a Contractors State License Board license, and roofing is its own classification — C-39 — with bonding and workers' compensation requirements attached. It's enforced, and unlicensed contracting affects the owner's position as well as the contractor's. Ask us for our license number and classification before you take a proposal seriously, and run every bidder through the CSLB lookup. It takes about a minute and it eliminates a category of problem entirely.
